We offer two routes for clients to raise low cost working capital for their business by leveraging their residential property assets.

Loans to individuals

Second charge loans secured on a residential property when the loan is entered into by the borrower wholly or predominantly for the purposes of a business carried on, or intended to be carried on, by the borrower. Clients to borrow in their personal names and then inject the proceeds into the business as equity or debt.

Corporate loans

Unsecured corporate loans advanced directly to a business and supported by a collateralised personal guarantee from directors and/or shareholders, with a charge over residential property owned by the guarantors. This option may be more efficient from a consolidated tax position depending on the specific circumstances.

The Business Purpose Exemption

Our self-employed mortgages use the Business Purpose Exemption under MCOB. Here are three things to remember in order for a loan to qualify for this exemption:

  1. The amount borrowed must exceed £25,000 and the agreement must be for legitimate business investment.
  2. The business could be a sole trader, partnership or limited company
  3. The borrower should be an existing shareholder of the business or be using the proceeds of the loan to acquire an interest in the business.
